Strategy Session
We sit down (or jump on a call) and map out what you're looking for — location, budget, must-haves, deal-breakers, and timeline. I need to know what matters to you before I show you a single house.
Get Pre-Approved
If you haven't already, I'll connect you with lenders I trust to get a solid pre-approval. This isn't optional — in competitive markets, sellers won't look at you without one.
Curated Search
I don't blast you with 50 listings and hope something sticks. I send you properties that actually match what we talked about — and I'll tell you if something isn't worth your time.
Tour & Evaluate
We see properties together. I point out what you might miss — structural issues, resale concerns, neighborhood factors. If you're out of state, I do FaceTime walkthroughs with the same level of detail.
Offer & Negotiate
When you find the one, I build a competitive offer strategy. I analyze comps, assess seller motivation, and negotiate hard. My job is to win you the house at the best possible price and terms.
Due Diligence
Inspections, appraisals, title work, attorney review — I coordinate every vendor and manage every deadline. You'll know exactly what's happening at every stage.
Close & Celebrate
We get to the closing table, you sign the paperwork, and you get the keys. I'll make sure there are no surprises between contract and close.
